The project
Built around what was already here.
The site was a mango and rain-tree plot. Rather than clearing it and drawing a grid, the layout was planned around the sixty-eight mature trees worth keeping — which is why no two rows of villas here are identical, and why the walking loop bends the way it does.

Before you ask
Is the project RERA registered?
Yes — PRM/KA/RERA/1251/446/PR/300126/007412. The registration, approved plans and the sanctioned layout are available on the Karnataka RERA portal and at the site office.
What is the payment schedule?
10% on booking, 20% on agreement, then construction-linked instalments across five stages, with 5% held back until handover. There is no separate infrastructure or amenity charge added later.
Which banks have approved the project?
HDFC, SBI, ICICI and LIC Housing Finance have approved Aashray Grove for home loans. Our site team will connect you with the relationship manager for whichever you prefer.
What are the maintenance charges?
₹3.20 per sq ft per month, billed quarterly, starting from handover. The first 12 months are collected upfront and held in an escrow account handed to the residents’ association.
